A guide
to building regulations relevant to new boilers and heating systems
From April 2005 all new and replacement
boilers have to be high efficiency condensing boilers (with exemption
in certain circumstances). This is the date when the amendment to
Part L Building Regulations came into force. All new and replacement
boilers have to be within the A and B energy efficiency rating bands.
Below is a brief guide to the building
regulations that now apply to the installation of replacement boilers,
new installations and system upgrades.
The replacement of gas and hot water
cylinders are now covered under building regulations Approved Document
Part L 1, England and Wales. Certification of compliance to Part
L 1 can be made by a competent person, this has to be a GAS SAFE
registered installer . A log book should also be filled in and kept
of work undertaken.
General requirements:-
1)
New boilers must meet energy efficiency standards.
2)
Hot water cylinders must meet energy efficiency standards.
3)
Older gravity system will require upgrading to a fully pumped system.
4)
Thermostatic radiator valves should be fitted to at least the bedroom
radiators.
5)
An automatic bypass valve may have be fitted.
6)
A room thermostat is required.
7)
A cylinder thermostat is required.
8)
Wired interlocking is
required switching off both the pump and boiler when there is no
demand for heat.
9)
Flushing of the heating system to remove any system debris (the
manufacturers guarantee would be void if this is not carried out).
10)
The boiler has to be registered with building control and the Gas
Safe register.
If work
has not been certified there may be problems if you should try to
sell the property

of the above is applicable.
